Coconut Grove has some of Miami's most architecturally complex homes — Craftsman bungalows, Mediterranean Revival estates, modernist homes overlooking Biscayne Bay, and new waterfront construction along Glencoe Road and Inagua Avenue. Each requires a fundamentally different installation approach, and we have the experience to handle all of them correctly.
The Grove's historic housing stock is one of our favorite challenges. Many of the original 1920s through 1950s homes have original terrazzo floors that homeowners want preserved or restored — a service we provide with the same care as new installation. Original terrazzo requires custom grinding, stain removal, and polishing that respects the original aggregate and divider strips. We also do full terrazzo removal for clients who want contemporary tile or stone, carefully demolishing without damaging the original slab below.
The waterfront properties along Biscayne Bay and the bay-side streets introduce specific installation requirements: salt air accelerates the deterioration of unsealed stone, and the combination of direct sun and afternoon shade creates thermal stress on large-format tile that must be addressed through proper joint sizing. Our specifications for Grove waterfront projects always include larger movement joints than standard interior work and penetrating sealers with UV inhibitors for marble and natural stone.

Coconut Grove is one of Miami's oldest neighborhoods with diverse housing stock — original 1920s-1940s Coconut Grove cottages, mid-century modern homes (1950s-70s), luxury contemporary builds (2000-present), and condo towers along Bayshore Drive. Mature oak canopy and protected old-growth trees significantly impact construction access. Average home size 2,000-5,000 sq ft.
Coconut Grove has strict tree preservation requirements that affect equipment staging and material delivery. Many properties have specimen oak or banyan trees within feet of building footprints, limiting crane access and large slab deliveries. The Grove also has higher water table than most Miami neighborhoods due to proximity to Biscayne Bay, requiring additional substrate moisture mitigation for ground-floor flooring.
Recent Grove projects include preservation-level kitchen and bathroom renovations in 1930s cottages, mid-century modern restorations near the Barnacle Historic State Park, and condo renovations in Bayshore Drive towers with views over Biscayne Bay.
