The dominant project type here is luxury condo renovation in towers along Williams Island, Turnberry Isle, and the Aventura Mall corridor. These buildings have specific contractor requirements — certificate of insurance naming the association as additional insured, work schedules that avoid morning and evening quiet periods, freight elevator reservations submitted in advance — and a reputation system among building managers that rewards contractors who operate cleanly.

Most units are 2,000-4,500 square feet. The city also includes townhouse developments and a smaller inventory of single-family homes in gated communities like Aventura Lakes.
Aventura condo buildings enforce strict country-club-style HOA rules with extensive approval processes. Many buildings require resident interview with the board before any contractor is approved to work. Work hour restrictions are typically 9 am-5 pm and weekends are universally prohibited. Freight elevator scheduling in larger buildings requires booking 5-10 days in advance. Many Aventura condos are owned by international clients with periodic-occupancy patterns — renovations are often scheduled during owner absence.
