Most contractors will tell you hardwood does not work in Miami. They are partly right — solid 3/4-inch domestic hardwood directly over a Miami concrete slab is a guarantee of cupping, gapping, and total replacement within five years. We source from established Italian and Scandinavian mills and install over a moisture-tested concrete slab with a continuous vapor barrier and 2mm acoustic underlayment. The result is a floor that looks like solid wood, sounds like solid wood underfoot, and stays flat for decades in Miami humidity.
Solid hardwood expands and contracts with humidity changes — the wider the plank, the more dramatic the movement. In Miami's 70-80% relative humidity, solid hardwood over a concrete slab is a recipe for visible gaps in winter (when interior AC runs cold and dry) and cupping in summer (when humidity returns). Engineered hardwood has a plywood or HDF core that resists this movement, with a 4-6mm hardwood top veneer that can be refinished once or twice over its life. For Miami, we recommend engineered exclusively. The look is identical; the longevity is dramatically better.
Half of every hardwood installation is what you cannot see. We start with a moisture meter reading of the concrete substrate — anything above 4% by weight gets a moisture remediation primer before installation. We install a continuous polyethylene vapor barrier over the slab. We acclimatize the hardwood planks in your home for a minimum of 7 days before installation, allowing them to reach equilibrium with the room's humidity. These steps add a week to the schedule and they are exactly what separates a 30-year hardwood installation from a 5-year disaster. We do not skip them.
Engineered hardwood can be refinished once or twice over its life when the top veneer is 4mm or thicker.
