Brickell is dominated by luxury high-rise condo towers built between 2005 and 2025 — The Plaza on Brickell, Brickell Flatiron, SLS Brickell, Echo Brickell, 1010 Brickell, and dozens more. Most units are 1,500 to 3,500 square feet with concrete slab construction, hurricane-impact glass, and post-tensioned floor systems that limit how plumbing can be relocated. Every Brickell condo enforces strict HOA architectural review for any renovation that touches walls, plumbing, or flooring. Work hours are universally 9 am to 5 pm weekdays. Freight elevator reservations require 24-72 hour advance booking and limit how much material can be moved per day. Waterproofing on upper-floor units must include pan systems with 6-inch turned-up edges and a witnessed flood test before tile installation. Building insurance requirements typically demand $2M general liability coverage from every trade on site.
